If you are reading this, somebody has probably died or moved into care, and a house full of forty years of belongings is now your problem on a deadline you did not choose. The practical answers first. Most whole-house cleanouts take one to three days, they are measured in truckloads rather than in items, and the quote is free, given on site in writing, and paid after the work is done.
Nothing has to happen today. We can walk the house with you and just talk through it, or do one room, stop, and come back in two weeks when somebody has flown in from out of state.
We are not appraisers and not an estate sale company, and we will not tell you what your mother’s ring is worth. What we will do is carry it all out and hand you anything that looks like it matters instead of loading it.
What an estate cleanout costs, and how long it takes
A whole house is measured in truckloads, so the quote is built from how many loads the place will make and how hard each one is to get out. A two-bedroom condo and a four-bedroom house are different numbers mostly because they are a different count of loads.
- Stairs and elevators move the number. A second-floor walk-up in a 1970s condo building with no service elevator is a different job from a ranch house with a two-car driveway.
- Access windows move the schedule. Many associations only allow vendor work weekdays between set hours, which can turn a one-day house into a two-day house.
- Everything is in the quote. Labor, the carry, the truck, every landfill and transfer station fee, and sweeping the place out at the end.

Almost every family says some version of this, and it is the right instruction. Nothing gets loaded straight from a drawer, a closet shelf, a jewelry box, a filing cabinet, a safe or a shoebox. Those get opened and set out on a table for you. Documents, photographs, letters, coins, cash, jewelry, military papers, deeds, keys, anything with a name or a number on it. Furniture gets checked underneath and behind before it goes out the door. If you are not on site, we photograph what we set aside and text it to you before we leave.
Working with executors, probate and family out of state
A lot of these calls come from someone who does not live in Florida and cannot get here. That works. We can meet a realtor, a probate attorney’s runner, a neighbor with a key or a property manager at the door, walk the house on a video call, quote from what we both see, and send photos at the end of every load.

Set aside documents, photographs, jewelry and anything with a name on it. Separate the donatable furniture and household goods. Then clear the rest room by room and sweep it out. Most houses take one to three days.
